Affordability limits continue to affect summer homebuying, as sales fell 3.3% nationwide, per NAR. Rising mortgage rates, approaching 7%, have paused potential buyers, while existing homeowners hesitate to list due to higher rates. Closed sales dropped for both Detached and Attached homes (7.9% and 16.4% respectively), along with pending sales. Inventory decreased significantly, impacting prices. Median prices rose slightly, with Detached at $990,000 and Attached at $641,000. Despite lower sales, prices remain close to record highs. Limited inventory intensified competition, driving up prices, especially in affordable markets.
